Bituminous Pavement and Chip Sealing

Bituminous pavement (also called blacktop or asphalt) is a flexible type of pavement. This means that movement under the road, as well as loads from vehicle traffic, cause it to flex.

Over time, exposure to the elements—sunlight, UV rays, rain, and freeze/thaw cycles—can make the pavement brittle.

Seal coating, also known as chip sealing, applies a thin layer of asphalt emulsion and rock chips over the road surface. This helps to reseal the pavement and keeps it flexible. The seal coat also protects the pavement from the elements, fills cracks and other defects, and increases skid resistance.

Chip seals can extend the life of bituminous pavement by 5 to 7 years.

Important: Work will not follow the map in numerical order.

All work is weather dependent and subject to change.

The work is completed in three phases and takes approximately four weeks:

Phase 1: Pre-Clean Streets

All streets are cleaned before the seal is applied.

Phase 2: Chip Seal

Liquid oil covered by rock chips is applied to the roadway to extend the pavement life.

Phase 3: Post Sweep

Streets are swept after completion.

Chip Seal Process

The Chip Seal process can be broken into the following steps:

Pre-cleaning
To ensure the asphalt emulsion and chips adhere properly, the road surface must be fairly clean. City crews will sweep and flush the roadway with water multiple times to remove debris.
Seal Coat Application
A contractor will spray the asphalt emulsion, spread rock chips, and roll them into the roadway surface.
Post-sweeping
After the emulsion has cured, excess rock chips will remain on the roadway. City crews will sweep up the excess chips, leaving a clean, coated road surface.
Fog Sealing
On main roads and in cul-de-sac bulbs, an additional coating of oil is applied to improve durability. This step is completed after all excess chips are removed.
Pavement Markings
Once the seal coat work is complete and the roadway is cleaned, City crews will repaint pavement markings on main roads (centerlines, crosswalks, turn arrows, etc.).

Note: A lot of this work may occur simultaneously.

Residents should follow all posted parking restrictions during the project.

The work moves quickly and covers a large area of the city, which can make it difficult to predict exactly when each step will occur on a specific street.

“No Parking” signs are typically installed before the first step of the process and remain in place until the project is complete. While there may be periods with no visible activity, crews will return multiple times to complete each phase of the work.

Antes del trabajo, las cuadrillas barrerán y lavarán las superficies de la calle.
Revestimiento de aceite líquido con grava triturada (sellado de grava) se estará aplicando a toda la superficie de la calzada para prolongar la vida útil del pavimento.
Las cuadrillas barrerán el área al finalizar y nuevamente en el otoño.

¿CUÁNDO SE LLEVARÁ A CABO EL TRABAJO?

Se colocarán letreros de “NO ESTACIONAR” antes de iniciar con el trabajo.
Lea y respete las señales de estacionamiento publicadas o corre el riesgo de que su vehículo sea remolcado.
No retire ninguna señal. Aunque el trabajo pueda parecer terminado, las cuadrillas regresarán para realizar tareas adicionales.

¿TENDRÉ ACCESO A MI CASA DURANTE ESTE PROYECTO?

Generalmente si, sin embargo, el día de la aplicación podría haber demoras o es posible que necesite estacionarse en una calle lateral.
